WHO WE'RE LOOKING FOR: two female housemates

WHO ELSE LIVES HERE: daughter (CU student) and mom (FT remote worker) and two dogs (goldendoodle and lab mix). All four live here part-time. We're pretty quiet and relaxed at home, and enjoy a range of... activities outside the house.

ABOUT THE HOUSE: single family home with private bedrooms for each of two housemates, who will share a bathroom. The house is 2,600+ square feet with comfortable shared living spaces, including the living room, large kitchen, and private backyard with oversized patio.

The house has all the creature comforts, including central a/c and heat, dishwasher, a laundry room with washer and dryer, and an unfinished basement with room for storage. Plenty of street parking is available.

THE NEIGHBORHOOD: Erie is a bedroom community of Boulder, with an easy 20-30 minute drive. Bus service is available in the center of town, about 1.5-2 miles from the house. The location of this house also offers easy access to I25, with Denver being 25 minutes away and Fort Collins being 45 minutes away.

Within a few minutes' walk, a community clubhouse includes a large pool and hot tub (seasonal), fitness center, and indoor living space. Parks, open spaces, and paths abound, as are restaurants and other activities. The nearest major shopping areas, including groceries and entertainment, aren't far.

WHAT'S INCLUDED: a private bedroom, shared bathroom and living spaces, parking, lawn care, internet, and reduced electric from existing solar panels.

WHAT'S NOT INCLUDED: share on split on utilities, including water/sewer, electric, gas, and waste disposal. These costs average $60-85/month per person, depending on the time of year.

TERMS: 9-12 month lease, though different lease lengths will be considered with potential changes in rent amount.

No pets (but you can enjoy the pups when they're here!), no smoking, no illegal substances.
