UTILITIES: Tenants must set up their own account with Xcel Energy for electricity, and pay those bills directly to Xcel. We bill tenants 8.5% of the total gas/water/trash bills, which typically range from $80-$165 per month. Tenants may use any company for phone, TV, or internet service.

MAINTENANCE/REPAIRS: Tenants are responsible for any damage to the property, except from normal wear and tear. We bill maintenance at $45 per hour during business hours, Monday-Friday, and $67.50 per hour after business hours and on weekends. Vendors/contractors may be called in if needed, and set their own rates.

1250 & 1260 Elder is a 12-unit apartment complex just north of downtown Boulder. It is a few blocks north of Ideal Market and a block south of the North Boulder Rec Center, with easy access to downtown.

The property consists of two buildings that face each other; six units in each. There is a large courtyard between the buildings with picnic tables and a BBQ grill. This common area is for all tenants to share. On-site laundry is located in the back of the 1250 building. There is parking in front of the two buildings that's shared by all twelve apartments.

Each unit has an open floor plan with an archway between the living room and kitchen. The bedrooms are in the back of the units, with very large closets, and the bathroom is located between the bedrooms. These apartments are rented unfurnished. Any personal belongings or furniture in the pictures/video belong to tenants moving out. The large appliances stay in the kitchen (fridge, dishwasher, stove/oven), and so does the A/C unit in the living room. Any other A/C units belong to the tenants.
