the monthly rent. Tenants must set up their own account for electricity with Xcel Energy, and pay that to Xcel each month. Tenants may set up phone, TV, or internet service with any company they'd like.

Maintenance/Repairs: Tenants are responsible for any damage to the property, except from normal wear and tear. We bill maintenance at $45 per hour during business hours, Monday-Friday, and $67.50 per hour after business hours and on weekends. Vendors/contractors may be called in if needed, and set their own rates.

715 Marine Street consists of the original house that was split into two apartments, and a 6-unit addition on the back. The house and addition are separated by the on-site laundry room. The central location is easy walking distance from CU campus, the Hill and Pearl.

Apartment #7 is on the top level of the addition and has vaulted ceilings. There's a loft space across the back of the living room for extra storage, that has another set of windows to let in lots of natural light. Each unit has a wood-burning fireplace and A/C unit in the living room, dishwasher in the kitchen, and access to the on-site laundry room. Carpet in the living room and bedrooms, and vinyl flooring in the kitchen and bathrooms.

These units are rented unfurnished. Any furniture/belongings in the photos and video belong to the tenants moving out. The major appliances (stove, fridge, dishwasher) will stay in the kitchen. The wall A/C unit for the living room will stay, but any other A/C units belong to the tenants.

Security deposits equal one-and-a-half times the monthly rent. We need at least half the deposit paid at lease signing, and can setup a payment plan for the remainder. CATS allowed with an extra $200 deposit per cat. Sorry, no dogs allowed unless it's a service/emotional support animal.
